Renting a room is a great way to generate extra income. But make sure to thorough research who you will be renting to. You want to know everything you can about the person that will be living twenty or thirty feet away. Waking up in the middle of the night by piercing drums when you are in a deep sleep is not a happy time.

Set some ground rules. If you only have one room available, then rent to only one person. Two people staying in the same room means higher water consumption, higher electric bill, and more noise. Everything from loud conversations to arguments will usually filter to your living area.

Graduate and residency students make great renters. They are at the tail end of their studies and are rarely at home except to sleep or go online.

Screening your renter provides needed personal information such as employment and emergency contact information. It also provides some questions you can ask their previous landlords and employer.
